Description

A detached village property, set well in its plot of level gardens with field and barn.

A detached village property, set well in its plot of level gardens with field and barn.

Property

Built in the 1970s, Cheildmarc Farm takes its name from the Anglo Saxon spelling of Chilmark (Chieldmearc) and was erected in the grounds of a neighbouring 17th century farmstead fronting the village street. The well-proportioned property is available to buy for the first time, constructed of stone elevations under a tiled roof and is presented in good order, with a new kitchen and bath/shower rooms recently installed. There is scope, however, to remodel and extend the house, as well as an opportunity to create ancillary accommodation in the barn, all subject to necessary planning consents.

A major attraction of this property is its approx. 3 acre field which lies immediately to the west, adjacent to which is a track with access on to the lane to the rear. At the foot of the track is the large traditional barn and a greenhouse, while the level garden lies to both front and rear, with a lean-to store on the north side of the house and gravel drive and turning, with parking for a number of cars.

Situation

Chieldmarc Farm is situated close to the heart of this attractive Nadder Valley Village, renowned for its locally quarried stone cottages and houses. Chilmark has a primary school, 13th century church, reading room, cricket club and a traditional country pub, currently supported by the thriving community.

The larger village of Tisbury is just three miles away and has established a fine reputation for the quality of its independent shops as well as its wide range of amenities that include a sports/community centre, garage, doctor and dentist surgeries, vets and a train station with direct rail services to London (Waterloo 1hr 50 mins). It is also the home of Messums Wiltshire, a contemporary art centre and gallery housed in a magnificent historic tithe barn.

For further shopping and leisure facilities, Chilmark is located midway between the Saxon market town of Shaftesbury and the medieval cathedral city of Salisbury, both being around 11 miles distant. The area’s other principal towns including Bath, Sherborne and Warminster are within easy striking distance as is the South Coast, while the West Country and London are both accessible via the A303/M3. Many families are drawn to South Wiltshire by the quality of life and the many excellent state and private schools that the area provides.

Chilmark is set amidst the undulating countryside of the Cranborne Chase National Landscape and is an excellent base from which to explore the many miles of footpaths and bridleways in the area. There are a variety of rural pursuits available including walking, riding, cycling and field sports. Sailing can be found at Shearwater near Warminster, racing is at Salisbury, Bath and Wincanton and golf at Tollard Royal, Warminster and Salisbury. There are several highly regarded dining pubs in the vicinity as well as many places of interest such as the Longleat Estate, Old Wardour Castle, Stourhead Gardens, Wilton House and the Fovant Badges.
