Property Summary

A well-presented detached modern home with spacious & versatile accommodation situated in a popular rural but accessible village in the beautiful Wylye valley.

Property

Holm Oak is an attractively designed detached house believed to have been built in the 1980’s with bradstone external elevations under a tiled roof and is situated in a tucked away residential road parallel with the village High Street. The property is beautifully presented and has been well maintained and cared for whilst offering scope for further updating. In recent times the kitchen and utility room have been stylishly refitted and is equipped with barely used high quality appliances.

The spacious and versatile accommodation on the ground floor includes a generously sized bright and airy sitting room overlooking the garden, a dining room and a study/office as well as a kitchen, utility room and cloakroom. Upstairs is a master bedroom with an en-suite bathroom, two further bedrooms, a family bathroom and a separate shower room. The integral garage could be converted should additional living space or ground floor bedroom accommodation be required.

Outside

The property is set back from the road with a large gravelled drive to the front providing ample parking. There is side access to the manageably sized South facing rear garden which is mainly laid to lawn with flower and shrub borders, a patio area and a garden shed.

Situation

The pretty riverside village of Heytesbury is situated in the glorious Wylye Valley within an Area of Outstanding Natural Beauty and is famous for its fly fishing and delightful scenery. Heytesbury has an alms house founded in 1442, a church with Saxon origins as well as a post office/shop, primary school, cricket club and two inns, The Angel and The Red Lion. Close by is the historic Georgian country mansion of Heytesbury House built in 1782 but with older Tudor origins and which was the home for many years of the famous Great War poet Siegfried Sassoon. There is a small supermarket and petrol station in the nearby village of Codford whilst Warminster has a choice of supermarkets including Waitrose, shops, health and leisure facilities and a railway station with services to London, Bristol and Southampton.

Heytesbury is in a lovely but not isolated setting just off the A36 giving convenient access to the medieval cathedral city of Salisbury and Roman city of Bath with the A303 close by for London, the West Country and motorway network. There are regional airports at Bournemouth and Bristol. Heytesbury is an excellent base for several highly respected schools in both the state and private sectors and is surrounded by lovely undulating countryside ideal for a variety of rural pursuits including walking, riding, cycling and field sports as well as sailing at Shearwater. Racing is at Salisbury, Bath and Wincanton with golf at Tollard Royal, Warminster and Salisbury. There are a number of excellent country dining pubs in the villages and hamlets along the valley and there are also several famous visitor attractions in the area such as the National Trust gardens at Stourhead, Longleat stately home and safari park, Wilton House and Stonehenge.
